  • Tenant Screening.

    All prospective tenants are processed through a screening process including verification of employment, credit history, and rental history to be satisfactory for tenancy. Owners can rest assured knowing their tenants have been thoroughly screened for approval.

  • Property Conditions.

    Properties are kept clean at all times. We take care of everything from removing cobwebs, replacing bent screens, and removing abandoned cars to just sweeping and planting flowers. It pays to keep your property beautiful.

  • High Occupancy.

    Units are turned quickly, within 3 to 5 days, and marketed as soon as notice is given to decrease the vacancy rate for all units. All attempts are made to keep good residents to increase tenant retention.

  • Vacancy Turns.

    After all of the tenants have vacated from a unit, the property is inspected, repaired, and cleaned using professional and reliable service companies to post back to the market in a timely manner. Any necessary maintenance is ordered and coordinated efficiently.

  • Maintenance & Repairs.

    Use of licensed and insured contractors for all maintenance. Our goal is to keep your property free of all deferred maintenance saving you time and money. As an additional bonus for our loyal owners, there are no additional mark-ups for maintenance and repairs.

  • Renovations.

    Over the years, certain properties or units need additional maintenance to refurbish the interior to maximize the property potential. A & J Property Managers is committed to renovating units when needed to ensure that the market value is maintained.

  • Accounting.

    The owner service fee includes all-inclusive accounting including Payables and Receivables for your properties. From collecting rents and security deposits to paying bills and ownership fees, owners can lean back knowing the finances are handled with care and professionalism.

  • Collect Rent.

    The monthly rents from all residential and commercial properties are collected under A & J Property Managers on behalf of the owners. There is no need to worry about collecting or depositing funds, as it is all included within the all-inclusive owner service fee.

  • Monthly Reports.

    We believe owners should be fully informed of the executive details for each account. This is why each month, a fully detailed executive report of account activity is generated and delivered to the owners.

  • Inspections.

    Exterior and interior inspections of all properties are done on a routine schedule with environmental reports filed for all units. Annual inspections, move-out walkthrough inspections, final inspections, and more are all conducted on a routine basis as well.

  • Insurance.

    We are fully insured and bonded for all properties and employees. While we do not require Renter’s Insurance for our tenants, we highly recommend it and provide links to resources to access it at any point. We believe you can never be too prepared!

  • Lease-Ups.

    Looking for a qualified tenant for your vacant unit without the full management contract? A & J Property Managers is one of the only companies that offers a lease-up service with no binding contracts or additional fees.
