Welcome home!

Moving is difficult, so why make it harder than it needs to be? Follow the guide below to ensure you have everything that you need to move-in smoothly!

Wait! Before you grab your keys…

Signed documents.

Make sure that all documents including the Offer to Rent and Rental Agreement are signed by all parties listed on the lease. Keys will not be given until all documents have been signed and returned.

Pay move-in charges.

Please ensure that all move-in charges have been paid in full including the security deposit, pet deposit(s) (if applicable), and first month’s rent in the form of a cashier’s check or money order.

Start utilities & services.

It is important that all required utilities have been started in the new tenant’s name prior to receiving keys and moving in. Starting other services such as parking and cable/internet should also be initiated.

  • Start SMUD

New tenants must start service in their name for the unit before receiving keys and moving in. SMUD is responsible for the electric service within the greater Sacramento area.

  • Start PG&E

Some new tenants may need to start service in their name for gas utilities within the unit prior to receiving keys and moving in. If PG&E is required for your unit, you will be instructed to start service here.

  • Apply for Parking Permit

Parking varies throughout Downtown Sacramento and will require you to move your car. Apply for a residential parking permit as soon as possible to avoid unwanted tickets and fees.

  • Try Xfinity

While tenants may choose the cable and internet service of their choice (excluding Dish), Comcast is one of the most popular choices servicing the Sacramento area.

  • Try AT&T

While tenants may choose the cable and internet service of their choice (excluding Dish), AT&T is one of the most popular choices servicing the Sacramento area.

  • Get Renter's Insurance

Protect yourself and your belongings during unexpected disasters. Accidents happen, but being insured can prepare you for emergency situations. Check to see if your renter’s and auto insurance can be bundled!
